Terms of Booking

Please do read and accept these terms of booking prior to making your reservation.

While we will do our very best to make your stay at our farm as comfortable and memorable as possible, please remember that your stay in a farm area involves certain increased and important risks.

Before you book:

• You understand that this is a home stay and NOT a hotel.
• There is no room service. All rooms are self catering.
• There is no restaurant. Meals are only available on order (24 hour notice) on designated timings.
• We do not allow evening or late night bookings. Check-in closes at 3 PM.
• Stag groups are not allowed.

While you book:

• Each room has provisions for only one additional bedding.
• No more than three adults or two adults + two children (below age 8) or three adults + one child (below age 8) are permitted in a room.
• If you have two children over the age of 8, please book a separate room.
• There are no charges for children under 8. No additional bedding is provided.
• Additional bedding is charged at INR 2000 per night (or applicable seasonal charges).
• Children above the age of 8 are charged full amount. ID proof must be presented.
• For bulk bookings (5 or more rooms), a 25% refundable security deposit is required.
• Bulk bookings are screened and may be accepted or declined.
• Unauthorized bulk bookings will be canceled with payment gateway charges deducted.

After you book:

• Confirmed bookings cannot be canceled or rescheduled.
• In case of technical overbooking, refunds will be processed as per gateway timelines.

Regarding your arrival:

• Check-in is strictly between 1 PM and 4 PM. Guests arriving after 4 PM will not be permitted entry and the booking will be treated as a no-show with no refund.
  Guests must contact us within 24 hours of booking (if stay is a week away) or within 30 minutes (if stay is within 24 hours) to cancel due to timing oversight.
• Check-out is at 11 AM.
• Evening or night check-ins are not permitted.
• All guests must carry valid government approved address proof.
• RT PCR or other tests may be required during pandemics.

Regarding other visitors or occupants:

• Drivers staying inside vehicles on property is not permitted. You can book a room for your driver with us, if available. Or book a stay for them elsewhere. 
• No lodging or food facilities for drivers if a stay for them is not booked for us. 
• No visitors or outsiders allowed.
• We are not pet-friendly.
• Management reserves the right to deny entry for unacceptable behaviour.

Regarding the stay:

• Property gates shut at 10.30 PM.
• No loud music or parties.
• Hookah is forbidden.
• All rooms are non-smoking.
• Drug possession or consumption will result in eviction and police involvement. No refund.
• Alcohol consumption requires valid government permit.
• Generator backup is available but uninterrupted supply is not guaranteed.
• Ola and Uber are unreliable. Transport should be arranged in advance.

Meals:

• Food must be consumed in outdoor seating areas only.
• Indoor food consumption attracts cleaning charges.
• Meals served only at fixed timings.
• Meals require 24-hour prior notice.
• Our menu is pre-decided and fixed. We do not offer custom orders and cannot accommodate dietary restrictions, allergies, or special meal requests.

Indemnity:

• Utopia Farmstay shall not be responsible for any delays & alterations in the program or expenses incurred directly or indirectly due to natural hazards, flight cancellations, accident, breakdown of machinery or equipment, breakdown of transport, weather, sickness, landslides, political closures or any untoward incidents.
• We, Utopia Farmstay shall not be responsible for any loss, injury or damage to person, property, or otherwise in connection with any accommodation, transportation or other services, resulting directly or indirectly from any act of God, dangers, fire, accident, breakdown in machinery or equipment, breakdown of transport, wars, civil disturbances, strikes, riots, thefts, pilferages, wildlife, epidemics, medical or custom department regulations, defaults, or any other causes beyond our control.
• Utopia Farmstay does not have any insurance policy covering expenses for accident, sickness, loss due to theft, or any other reason. Guests are responsible for arranging their own insurance. All baggage and personal property are at guest’s risk.
• Guests acknowledge that Utopia Farmstay and its staff do NOT accept liability for injury, death, loss or damage except in cases of proven negligence or willful misconduct.

Force Majeure:

• Management may cancel or reschedule bookings due to government restrictions or natural disasters without liability.

Damage to Property:

• Guests will be charged for any damage caused during their stay.

If you proceed with payment, you confirm acceptance of all the above terms.

Cancellation Policy

All bookings are non-refundable and cannot be canceled or rescheduled.
