Terms of Booking

Please do read and accept these terms of booking prior to making your reservation.

While we will do our very best to make your stay at our farm as comfortable and memorable as possible, please remember that your stay in a farm area involves certain increased and important risks.

Before you book:

  • You understand that this is a home stay and NOT a hotel.
  • There is no room service. All rooms are self catering.
  • There is no restaurant. Meals are only available on order (24 hour notice) on designated timings.
  • We do not allow evening or late night bookings. Check-in closes at 3 PM.
  • Stag groups are not allowed.

While you book:

  • Each room has provisions for only one additional bedding. In case you need any clarifications before booking, please call us up.
  • No more than three adults or two adults + two children (below age 8) or three adults + 1 child (below age 8) are permitted in a room.
  • If you have two children over the age of 8, please book a separate room.
  • There are no charges for children under 8. No additional bedding is provided.
  • If you need an additional bed for the child (or one additional adult in the room), the same shall be charged at INR 2000 per night (or applicable charges according to season).
  • Children above the age of 8 are charged the full amount. Identifications of children will have to be presented at check-in.
  • For bulk bookings (5 or more rooms), we take a 25% refundable security deposit.
  • We screen all bulk bookings and reserve the right to accept or decline them. Please reach out to us beforehand over WhatsApp to confirm before making a bulk booking.
  • If a bulk booking is made without prior conversation with us, the booking will be canceled, and payment gateway charges (if applicable) will be deducted before refund.

After you book:

  • If you’ve made a confirmed booking, it cannot be canceled or rescheduled.
  • In the unfortunate circumstances of an overbooking through technical glitches, we will process a refund. Timing of the refund will depend on the payment gateway.

Regarding your arrival:

  • Check-in timing is strictly between 1 PM and 4 PM. Guests arriving after 4 PM will not be permitted entry under any circumstances, and the booking will be considered a no-show with no refund. Please note this is strictly enforced. Guests who have booked without noticing the check-in timings must contact us within 24 hours of making the booking (if their stay is at least a week away) to cancel the booking. If the stay is within the next 24 hours, guests must contact us within 30 minutes of making the booking to cancel it.
  • Check-out is at 11 AM.
  • Evening / night check-ins are not permitted.
  • All guests (including children) must have with them a valid government approved address proof.
  • In the unfortunate circumstances of a COVID wave / pandemic, an RT PCR / any other test advised at that time will be needed.

Regarding other visitors or occupants:

  • Drivers staying on the property inside their cars is not permitted.
  • There is no separate lodging, boarding or food facilities for drivers at the property.
  • Outsiders (apart from resident guests) are not allowed on the property. No visitors shall be permitted on the property under any circumstances.
  • We are not equipped to handle pets and are not pet-friendly.
  • We reserve the right to refuse a guest or representative entry and accommodation if, on arrival, management reasonably considers that the guest is under the influence of drink or drugs, is unsuitably dressed or is behaving in a threatening, abusive or otherwise unacceptable manner.

Regarding the stay:

  • The property gates will be shut at 10.30 PM.
  • We like to maintain our tranquillity and do not allow parties with loud music.
  • Hookah is forbidden.
  • All rooms are strictly non-smoking.
  • Consumption of drugs is forbidden and guests will be asked to leave the premises if found consuming or possessing drugs on the premises. The necessary authorities will be called if guests are found indulging in any such activities. No refund shall be processed if such an incident occurs.
  • Guests consuming alcohol on the property must hold a valid government approved permit for the same. Utopia Farm Stay does not serve or sell alcohol. We reserve the right to verify the same if requested by authorities.
  • There is a generator back up on the property. While we will try our best to restore the services, due to the rural setting of the property, we cannot guarantee the same.
  • Ola and Uber are not reliable. Please book your transportation beforehand. We can help with numbers of Rickshaws/ Taxis if needed.

Meals:

  • Food is to be consumed in the outdoor seating area.
  • Consuming meals indoor leads to ants. Guests will be levied a cleaning charge if found consuming their meals in the rooms.
  • Meals will only be served at the designated timings. (8.30 AM – 9.30 AM, 1 PM – 1.30 PM, 8.00 PM – 8.30 PM).
  • Meals must be ordered on notice of 24 hours.

Indemnity:

  • Utopia Farmstay shall not be responsible for any delays & alterations in the program or expenses incurred directly or indirectly due to natural hazards, flight cancellations, accident, breakdown of machinery or equipment, breakdown of transport, weather, sickness, landslides, political closures or any untoward incidents.
  • We, Utopia Farmstay shall not be responsible for any loss, injury or damage to person, property, or otherwise in connection with any accommodation, transportation or other services, resulting – directly or indirectly – from any act of GOD, dangers, fire, accident, breakdown in machinery or equipment, breakdown of transport, wars, civil disturbances, strikes, riots, thefts, pilferages, wildlife, epidemics, medical or custom department regulations, defaults, or any other causes beyond our control.
  • Utopia Farmstay does not have any insurance policy covering the expenses for accident, sickness, loss due to theft, or any other reasons. Guests are responsible for arranging their own travel or health insurance as Utopia Farmstay does not provide coverage for personal injury, illness, theft, or loss. All baggage & personal property’s at all times are at the guest’s risk.
  • By choosing to stay at Utopia Farmstay, guests acknowledge that Utopia Farmstay or any of their employees, subcontractors or suppliers do NOT accept any liability for any damage or loss of property, injury (fatal or otherwise), except where such loss or injury arises directly due to proven negligence or willful misconduct by Utopia Farmstay or its representatives.

Force Majeure:

  • In the event of government restrictions, natural disasters, or other force majeure circumstances, management reserves the right to reschedule or cancel bookings without liability. Guests will be informed as soon as possible in such an event.

Damage to Property:

  • Guests will be held responsible for any damage to the property, fixtures, furnishings, or equipment caused during their stay. The cost of repairs or replacements will be charged to the guest.
